MEETING MINUTES

Board Members Present:  Richard Barrett, Joan Flewelling, Sam Galzerano Cynthia Townes, Rose Milas, and Katherine Boucher

Absent:  Alysha Gonsalves

Also:  Steven Miller, Property Manager

Secretary’s Report:  The minutes from the March 19, 2018 meeting were reviewed.  Rose Milas made a motion to accept the minutes as written and Joan Flewelling seconded the motion.  All present board members were in agreement. 

Treasurer’s Report:  Steve Miller reviewed the monthly financial report for March 2018.  Total Income through March 2018 was $105,779.88. Expenses through March 2018 $86,674.46.  Budgeted YTD was $111,902.00. Under budget for year $14,847.54.  The Bank that owns the 2I property and will now be responsible for paying the condo fees.  When the unit is sold the new owner will be responsible for the amount of the entire assessment.   Sam Galzerano made a motions to accept the Treasurer’s Report and Richard Barrett seconded.  All board members were in favor. 

 

FIRE REPORT UPDATE

Steve reported on April 13 the attic insulation was removed and replaced in units 2C, 2D, 2I, 2K, & 2L. All of the gas fireplaces have been installed and inspected by the Newmarket Building Inspector.   Drywall continues to be installed in all of the burn units and painting should begin soon.  Interior doors will be delivered the week of April 23rd and installed. 

MAINTAIN BY OWNER SIGNS

Maintain by owner signs for gardens in front of owners units can be obtained from the Steve Miller, Property Manager.  A new policy on maintain private flower beds by the owners home is being completed and will be sent to all of the owners.  These signs must be placed in the flower beds by May 15th.  The association will provide mulch for those wishing to mulch their own flower bed.

PROPERTY MANAGEMENT CONTRACT

The board reviewed the property management contract and voted to make changes on the contract including:

The timeline which will commence on May 1 2018 and expire on April 30 2019.

Revise the Project Management fee to indicate “up to 6 %”

River Ridge Website

Rose Milas is obtaining information on how to make the River Ridge Website more secure and will report back at our next meeting. 

GUTTER CLEANING & DOCK INSTALLATION

Gutter cleaning will begin around May 7th.  The docks will be installed in May. 

 

LAWN CARE

Steve Miller will be forwarding the contracts from both the Lawn and Fertilizing companies for the board members to review.  There is a walk around the property is planned with Lobdell to review fences, lawns and siding that may have been damaged during the winter months.

PLEASE NOTE THE ASSESSMENT STARTED ON January 1, 2016 and is $225 month and condo fee is $275 per month

The next Board meeting will be held on May 21, 2018 at 6 pm at The Newmarket Library.
