Board Members Present: Richard Barrett, Joan Flewelling, Sam Galzerano, Cynthia Townes, Rose Milas, and Katherine Boucher

Secretary’s Report: The minutes from the December 18, 2017 meeting were reviewed. Katherine Boucher made a motion to accept the minutes as written and Joan Flewelling seconded the motion. All present board members were in agreement.

Treasurer’s Report: Steve Miller reviewed the monthly financial report for December: Income through December 17, 2017 is $70,057.13– Budgeted YTD is $64,850.00. Over Budget is $5,207.13. Expenses through December, 2017 is $60,534.37 – Budgeted YTD is $60,620.00. Under Budget is $85.63.

Balance Sheet: TD Operating Account: $29,920.93

Avida Bank: $72,026.18

Peoples United: $109,086.24

TD Bank Insurance Claim: $609,807.61

The major expense was for dryer vent cleaning $2350.00 which was done by Tri State Hood & Duct cleaners. One owner continues to be in arrears for assessment and condo fees. A lien has been placed on the property. Steven Miller reported that the 1099’s for River Ridge will be sent out in the month of January. Sam Galzerano made a motion to accept the financial report and Joan Flewelling seconded the motion. All board members were in favor.

FIRE REPORT UPDATE

A meeting was held on 12/28/17 with Steve Miller, Property owners affected by the fire and board members. Scott Miller is managing the oversight of the reconstruction project rebuilding the units that were a total loss. A schedule has been set up with a timeline for the demolition and reconstruction. The demolition began on 1/2/2018. Unit 2E was finishing up interior demolition on 1/5/18. On Monday 1/8/18 2F & 2G were scheduled for demolition with 2F being completed by the end of the week. CSNH will meet for the final measurement for the new trusses for the roof. The entry doors to Units 2D & 2C were replaced on 1/2/18. Units 2A, 2J, 2K and 2L have signed waivers that they do NOT want any odor control performed on their units from the fire. The projected completion of the entire project is June 1, 2018.

TREE REMOVAL

The board reviewed a list of recommendation for large tree pruning and removal on the property. The board members will meet on Monday January 15th at 9 am to do a walk around on the property to prioritize what needs to be removed at this winter.

WEBSITE SECURITY

This has been tabled for this month. Rose Milas will bring a speaker and information to the next meeting re: updating and securing the River Ridge website for the owners.

NEW BOILER REQUESTS

A request for a new furnace replacement in Unit 2J has been approved. The owner will be working with Dube Construction regarding any changes with the vinyl siding.

A request for a new furnace replacement in Unit 3K is under review and pending approval.

MASTER INSURANCE POLICY FOR RIVER RIDGE

Steven Miller reported that CAU the insurance carrier for the Master Insurance Policy for River Ridge will not be renewing their contract as of April 1 2018. HUB International is currently searching the market for a new Insurance carrier.

EMERGENCY PROJECT FEE and REVIEWING MAJOR PROJECTS THAT CAN BE DELAYED

This has been tabled for tonight’s meeting. A special work session will be held prior to the next month board meeting. Joan Flewelling will arrange a meeting date and time.

PLOWING and SHOVELING UPDATE

Steven Miller reported that there was a medical issue with the Lead Person during the last snowstorm. This lead to areas of importance such as walkways and entrances to garages not being completed in a timely manner. This issue should now be resolved.

PLEASE NOTE THE ASSESSMENT STARTED ON January 1, 2016 and is $225 month and condo fee is $275 per month

The next Board meeting will be held on February 26, 2018 at 6 pm at The Newmarket Library.
