Board Members Present:  Richard Barrett, Joan Flewelling, Cynthia Townes, Rose Milas, Sam Galzerano and Alysha Gonsalves

Absent:  Katherine Boucher

Also:  Steven Miller, Property Manager

Secretary’s Report:  The minutes from the April 16, 2018 meeting were reviewed.  Joan Flewelling made a motion to accept the minutes as written and Sam Galzerano seconded the motion.  All present board members were in agreement. 

Treasurer’s Report:  Steve Miller reviewed the monthly financial report for April 2018.  Total Income through April 2018 was $119,540. Expenses through April 2018 was $97,525.  Budgeted YTD was $116,700.  The Bank that owns the 2I property and will now be responsible for paying the condo fees.  When the unit is sold the new owner will be responsible for the amount of the entire assessment.   Joan Flewelling made a motion to accept the Treasurer’s Report and Sam Galzerano seconded.  All board members were in favor. 



Steve reported on that the move in date for the affected owners should be by the end of June. The temporary fencing around those units and in the recreation area is now gone.  May 18 finish carpentry, kitchen cabinets installation and interior painting should be completed.  Replacement of windows in the front of the units was denied by the Master Insurance and is now being appealed to the State of NH Insurance Commissioner.


Maintain by owner signs for gardens in front of owners units can be obtained from the Steve Miller, Property Manager. Thirty signs have been handed out to owners and 15 more are being made.  Steve Miller has a list of owners who have signs.


An owner was requesting that the minutes be sent out by email.  The monthly minutes are posted in the mailroom and can be accessed at www.riverridgecondoassociation.com


The board members expressed concern about the lawn care being provided by Lobdell.  Steve has discussed this with them.  The grass clippings NOT to be bagged and left on the ground, grass cut at 3 inches and for the grass cutters to SLOW down when driving the lawn mowers.  Steve and the board will continue to monitor Lobdell’s performance. 

  • Deck Staining has been put on hold for this year due to the Master Insurance Policy doubling in cost this year. 
  • The docks are in and will remain in place until October around Columbus Day
  • Second Kayak launch proposal was received by a homeowner in Building 2.  The owner has offered to pay for the kayak launch.  The Board accepted and approved that this homeowner is willing to donate a kayak launch behind buildings 1 &2 where the current dock is.  The Board accepts the purchase by the homeowner on behalf of the River Ridge Condo Association.  Steve will notify the benefactor.  A motion to approve was made by Sam Galzerano and Joan Flewelling seconded.  All board members were in favor. 
  • The board discussed a proposal from Unit 1A for a riverside patio improvement.  The footprint must be within the parameters of the deck.  Color choice by owner – brown, grey or white – 2 inches dug and then stone and pavers.  Joan Flewelling made a motion to approve and Sam Galzerano seconded.  All board members approved.  Steve Miller will notify home owners.
  • The fence rail repairs have been scheduled.  Replacement of 3 western red cedar line posts and 7 rails on existing post and rail fence.  By Buildings 3 & 4.  Cost is $692.00.
  • The board discussed a request received from Unit 1E for a new planting area.  They would like to create a small rock garden within the hill of rocks in front of their designated parking spaces.  The board withheld approval pending further discussion and information with Unit owners. 
  • The board discussed request form Unit 2J to remove a large tree form their unit and replace with flowers and/or beach roses.  The Association will remove the large shrub.  Further board approval on new plantings is pending a plan for the unit owner to replace with another shrub not just flowers.  Steve also stated that there was water drainage issues in that area. Hence the replacement of a large shrub.
  • A few unit owners have expressed an interest in having a yard sale.  Rose Milas proposed that a committee be formed to plan for one in the fall.  The Board supported this recommendation. 

Sam Galzerano made a motion to adjourn the meeting and Richard Barrett seconded.

PLEASE NOTE THE ASSESSMENT STARTED ON January 1, 2016 and is $225 month and condo fee is $275 per month

The next Board meeting will be held on May 21, 2018 at 6 pm at The Newmarket Library.
